Frequently Asked Questions
What is the difference between friable and bonded asbestos?
Friable asbestos is the more dangerous of the two. It crumbles easily under pressure and can become airborne with minimal disturbance — making it highly hazardous when inhaled. It’s typically found in insulation, pipe lagging and fireproofing materials. Bonded asbestos, also called non-friable, is mixed into solid materials like cement sheets, floor tiles and roofing. While bonded asbestos is safer if left undisturbed, both types must be handled by licensed professionals when removal is required.
Is asbestos still found in modern buildings?
Asbestos was completely banned in Australia in 2003, so it’s not used in new materials. However, it may still be present in buildings constructed or renovated before the ban — especially between the 1940s and late 1980s. Some imported products have also raised concerns post-ban. While newer homes are generally asbestos-free, it’s important to test older properties before doing any renovations, extensions or demolition work to ensure safety and legal compliance.
What health risks are associated with asbestos exposure?
Exposure to asbestos fibres can lead to serious and potentially fatal health conditions. Once inhaled, the fibres lodge in the lungs and can cause diseases like asbestosis, mesothelioma, pleural thickening and lung cancer — often decades after exposure. These conditions are irreversible and sometimes untreatable, making prevention critical. Even short-term or low-level exposure can be harmful, particularly during renovation or demolition. That’s why professional handling and strict safety measures are non-negotiable.
